Gronen and Kilbourne Group broke ground June 24, 2026, on Rider on Main, a mixed-use development that will bring new housing and street-level commercial space to the corner of Fifth and Main streets in downtown Dubuque.
Designed as an infill development, Rider on Main will feature modern apartments above retail and commercial spaces that activate the streetscape and encourage pedestrian activity. The project will transform an underutilized site while complementing the surrounding historic architecture and strengthening connections between the Historic Millwork District and the downtown core.
“Rider on Main reflects our long-term commitment to investing in downtown Dubuque and creating places where people want to live, work, and gather,” said Shawn Hilborn, Chief Operating Officer of Gronen. “Through our partnership with Kilbourne Group, we’re delivering a project that will strengthen Main Street, expand quality housing opportunities, and contribute to the continued momentum of our community.”
Construction is now underway, with additional project updates and leasing information to be announced as development progresses. Rider on Main represents another significant private investment supporting housing growth, local businesses, and the continued revitalization of downtown Dubuque. Greater Dubuque Development congratulates Gronen and Kilbourne Group on reaching this milestone and bringing the Rider on Main vision to life.
